Welcome to The Modern Mini Barn — a meticulously designed tiny home by The Catskill Farms, tucked away on a fully fenced acre just 7 minutes from the charming Main Street of Narrowsburg, NY. Whether you're planning your first visit or your fifth, this guide is everything you need in one place: the house, the pool, the pups, and all our favorite local spots.

The house is designed to be comfortable year‑round, with Mitsubishi mini‑split systems to keep you cool in summer and warm in winter, and a backup generator so a storm never means losing power — or heat.

A full kitchen ready for anything from a quick breakfast to a proper dinner in:

  • Keurig and Nespresso machines, fully stocked with coffee, tea, and hot chocolate
  • Pour‑over set and coffee grinder for the coffee nerds

The Loft

A versatile space perfect for reading, working, or a light workout. It's open to the living room below (not fully private), and stocked with:

  • Yoga mats
  • Resistance bands
  • Free weights

Everyday Essentials

Stackable washer/dryer in‑unit, hairdryer, hangers, extra pillows and linens, shampoo, conditioner, body soap, and all the cleaning products you might need.

The Pool, Hot Tub & Yard

Our brand‑new heated Mod Pool and hot tub (12×20) is ready to enjoy year‑round — even in winter. Deepest point is 4' 8", and the entire pool area is enclosed with a secure fence and gated entry from the main deck.

A few things to know:

  • A pool waiver must be signed prior to arrival — we'll send it after booking, along with videos showing how the electric cover opens and closes.
  • Some patches of grass around the pool are still filling in after construction; you'll see hoses on timers helping the new grass along.
  • Pool floaties are provided for guests, and we keep dog life jackets on hand too.
  • For stays of 7+ nights, our property manager will pop by once to recalibrate the pool cleaning — we'll coordinate at your convenience.

The rest of the acre is a proper backyard: a stone fire pit with plenty of firewood, a propane grill (tank included, stored in winter), and a fully fenced yard with 4‑ft fencing and metal wiring so there are no gaps.

Recent upgrades you'll notice: a new bluestone walkway, fresh topsoil (covered with straw as it settles), and that backup generator. The small green cap in the front corner? Just the propane tank cover.

Bringing the Dogs

This is what makes the Mini Barn special: any breed, any size, welcome. Just open the front or back door and let them run on almost an acre of secured yard.

We provide:

  • Dog beds, bowls, and toys
  • Couch and bed covers
  • Towels, paw wipes, and waste bags
  • All‑natural tick spray and treats
  • LED collars for nighttime, if you'd like them

RING solar motion lights line the fence perimeter, plus front and back porch lights, so nighttime bathroom breaks are never in the pitch dark.

A few important rules:

  • 2‑dog limit (exceptions occasionally made for repeat guests with great reviews — ask before booking)
  • Please send proof of vaccinations before check‑in (a town requirement)
  • Narrowsburg has strict leash laws — dogs must be leashed anywhere off the property
  • Always double‑check gates before letting dogs loose in the yard
  • Never leave dogs unattended outside

A Note About Wildlife

One of the joys of Sullivan County is that nature is right here with you. You may see deer, bears, porcupines, or snakes — including timber rattlesnakes — especially in warmer months. Please:

  • Keep a close eye on kids and pets outside
  • Never leave food or trash outdoors
  • Keep dogs leashed on walks and consider a bright orange vest or bandana during hunting season
  • Drive carefully — deer are everywhere

  • GPS occasionally stops short of the house — we're on a corner lot, so keep going
  • Winter tip: we recommend a 4x4 or AWD for winter bookings; we plow routinely during storms

  • Local taxi: we know a reliable driver (card is in the listing photos) — they need 24 hours' notice, perfect for a night out
